On 11 th, for example, a 10' <br />setback may be too close to the street, and along Filmore <br />a 25' setback may seem too far back on the property. <br /> <br />Front to back configuration <br />The ETN, like many older traditional neighborhoods, <br />has a strong front and back pattern, with limited focus <br />on the sides of the dwellings. The front is usually <br />dominated by an entry, and often a large covered porch. <br />The entry and the porch typically face the street directly. <br />Front parking is usually a narrow drive tight to a side <br />yard property line. The garage typically has one door <br />and is set back from the facade of the house. <br /> <br />Large windows face the front and back yards. The <br />larger rooms of the dwelling unit also orient themselves <br />to the front or back yard. The side walls of houses <br />have windows, but they tend to be small, allowing <br />some daylight, but limiting views to neighbors. The <br />composition of facades is also much more formal on the <br />front, and to some extent the rear, while the sidewalls <br />are usually the result of window placement favoring <br />function over design composition. <br /> <br />GUIDELINES <br /> <br />· Locate appropriate setback. Respect dominant <br />setback of immediate context. <br /> <br />· Face the street. Main unit should face the street. <br />If the lot will have multi-family housing, the <br />larger, "main" unit should face the street. <br /> <br />· Main house forward. Locate the main dwelling <br />unit toward the front of the lot. <br /> <br />· Modest development in backyard. The rear lot <br />should have less intense building development or <br />simply gardens and open space. <br /> <br /> <br />House that is set back much further than the <br />typical pattern found in the ETN <br /> <br /> <br />The image shows the positive effect of a <br />consistent setback of house to sidewalk.
