Bottom: The shallow slope <br />roof is one element that detracts <br />from the traditional character of the <br />neighborhood. <br /> <br />PROPOSED CLEAR & OBJECTIVE STANDARDS <br /> <br />ROOF FORM: No current standards. <br /> <br />Proposed standards: Primary building roofs <br />shall have a min. slope of 6:12. <br /> <br /> <br />ROOF CHARACTER <br /> <br />Roofs in the ETN are generally gabled, with <br />dormers providing windows to second Hoors. <br />Larger homes use a "cascade" of roofs to break <br />down the perceived mass of the dwelling. <br />The positive mass and scale found in the <br />neighborhood is in part due to the simple main <br />roof forms and the prevalence of dormers and <br />bay windows. <br /> <br />Roof forms playa significant role in the perception of a <br />house from the street. The occupiable volume of the roof <br />is made more functional by adding dormers to increase <br />usable space and to bring in light to upstairs rooms. <br /> <br />To the street, dormers add variety and texture to the <br />roofline of the neighborhood, while making larger <br />homes seem smaller and more human scaled. <br /> <br />GUIDELINES <br /> <br />· Single main roof. ETN houses generally have <br />a clearly dominant "main" roof with some <br />secondary dormers or interesting gables. <br /> <br />· Balanced roof. Gable roofs which are generally <br />equal on both sides and form a balanced facade <br />composition are encouraged. <br /> <br />· Dormers.
