No intensive. development is <br />planned for the property. <br /> <br />(ee) Consideration of the impacts from consumptive uses of water <br />(i.e., domestic, agriculture, industrial) and nonconsumptive uses <br />(Le., recreation and natural resources) in efforts of maintaining <br />sufficient flows to support water users. <br /> <br />The proposed use will use water for irrigation and has applied to <br />the Oregon Water Resources Department for necessary water rights. <br />The prior use of the property also l"equired water for irrigation. <br />The area is not deSignated as being water quantity limited. <br /> <br />(ff) Sustenance and enhancement of water quality by managing or <br />controlling .sources of water pollution from uses such as: domestic <br />and industrial wastes, agricultural and timber runoff, septic tank <br />seepage, gravel operations and other intermittent sources. <br /> <br />The proposed use represents landscaped open space and will lower <br />the probabability of water pollution as both agriculture and sand <br />and gravel extraction are noted for being) respectivelYt non- <br />point and point sources of water pollution. <br /> <br />(gg) Maintenance and sustenance of natural riparian vegetation found <br />upon the lower alluvial bottomlands and upper terraces bordering <br />the river for the foHowing reasons: provide habitat, food and <br />shade for wildlife; protect natural areas; anchor riverbank soils. <br />and protect a$ricultural land from seasonal erosion; ensure scenic <br />quality and screening of uses from the river; control trespass; <br />and to control pollution sources to the river. <br /> <br />The proposed development will not impact riparian vegetation or <br />any other significant vegetation on the property as the <br />vegetative fringe eods at the top of the river bank. <br />
