<br />Driveways, parking, and garages <br /> <br />Almost all original, developed lots without alley access have a driveway on the <br />side of the lot, running beside the house. When there is an attached or separate <br />garage, it's typically setback from the main front plane of the house at least 10' <br />(sometimes much more, even 20' or more) for pre-war houses. Many post-war <br />houses have a similar setback; although there are a few that have lesser setbacks, <br />including some that have a zero setback. Whether setback or not, almost all <br />attached garages are sman, one-car garages. <br /> <br />Most lots with both street and alley access have a similar configuration of a <br />driveway off the main street. (A few such lots have their only vehicle access from <br />the alley.) When there's a garage, it's typically setback from the front of the house <br />or in the rear of the lot. <br /> <br />Most driveways were originally scaled for one car, and almost all have a <br />maximum width under 10'. Many pre-war driveways are still at their original <br />width ofS', <br /> <br />Dwelling units and density <br /> <br />There are a total of 503 dwelling units in the R-2 area. The resulting density is <br />12.4 dwelling units/net acre (du/na). The overall density is 12.8 dulna ifthe <br />Eugene Hearing & Speech Center is excluded. <br /> <br />The following table provides a breakdown by several subareas: <br /> <br /> <br /> Area Dwelling <br /> Units <br /> 312 32.10 9.7 <br />R-2 w/o Springtree Apts. See Appendix A for the area encompassed by the ETN. <br />The next three rows show the effect of adding additional R-2 areas to the analysis. <br /> <br />Note that the Eugene Hearing & Speech Center occupies 1.2 acres, but is <br />completely developed with a medical clinic.
