<br />l'age 1. 01 1. <br /> <br />4} Councilor Kelly is correct when he says it is essential that areas conducive to high density development be <br />identified and encouraged in order to achieve density goals. It also seems important to figure out how to allow <br />new opportunity areas that may legitimately evolve in the future. But adopting the standards before you does <br />nothing to hinder those necessary tasks. In fact. putting the standards in place to preserve what's there is the <br />critical first step in that process. This seems similar to the tree ordinance and other Eugene experiences where <br />we learned, sometimes the hard way, that it is essential to put the regulations in place without waiting for a long <br />process that could. by it's very existence, allow circumvention of the original goals. <br /> <br />In conclusion, I urge you to approve the Chambers Area standards before you as recommended by the Planning <br />Commission, City staff, and the neighborhood.
