Alley open space required in 1. above may be placed behind <br />parallel parking on the lot. See Figure 9.3065(2)(c)1. <br />(3) Development Standards Applicable in S-C/R-2 Subarea. Except as <br />provided in this subsection, the development standards applicable in the S- <br />C/R-2 subarea shall be those set out in EC 9.2750 to 9.2777 for the R-2 zone, <br />Special Development Standards for Certain Uses in EC 9.5000 through EC <br />9.5850, and the General Standards for all Development in EC 9.6000 through <br />9.6885. <br />(a) Density Standards. In lieu of the density standards for the R-2 zone in <br />Table 9.2750 and EC 9.2750(1), there is no minimum density requirement <br />regardless of lot size, and the following maximum density standards <br />apply: <br />1. For lots with street access: <br />a. One dwelling unit if the lot area is less than or equal to 4,500 <br />square feet. <br />b. Two dwelling units if the lot area is greater than 4,500 square <br />feet and less than or equal to 9,200 square feet. <br />c. Three dwelling units if the lot area is greater than 9,200 square <br />feet. <br />2. For alley access lots: One dwelling unit regardless of lot size. <br />(b) Buildina Setbacks. In lieu of the setback standards for the R-2 zone in <br />Table 9.2750 and EC 9.2751, the following setback requirements apply: <br />1. Front Yard Setbacks. <br />a. Alley access lots have no front yard setback requirement. <br />b. Residential buildings not on an alley access lot: <br />(1) Minimum setback: Except as allowed by EC 9.6745 <br />Setbacks-Intrusions Permitted, all residential buildings <br />shall be set back a minimum of 10 feet from front lot <br />lines. <br />(2) Maximum setback: At least 1 residential building shall <br />have its main facade within 25 feet of the front lot line the <br />facade faces. An adjustment to this standard may be <br />made based on the criteria in EC 9.8030 (2) and (23)(a). <br />c. Garages and accessory buildings not on an alley access lot. <br />Garages and accessory buildings shall be set back a minimum <br />of 18 feet from the front lot lines and a minimum of 6 feet <br />behind the street-facing facade of the residential building <br />closest to the street it faces. <br />2. Interior Yard Setbacks. Except as provided in d through f of this <br />subparagraph: <br />a. The interior yard set back from a lot line adjacent to an alley <br />shall be at least 5 feet. <br />b. An interior yard setback, or a segment of an interior yard <br />setback: <br />(1) For a lot with street access where the interior yard <br />setback is not adjacent to an alley; and <br />(2) Where all points on the interior lot line, or segment of lot <br />line to which the setback applies are located within 60 <br /> <br />Ordinance - 4 <br />
