2. Except as provided in section 9.532 to 9.574, all <br />lots or development sites i n the C-2 and C-3 districts shat l <br />have no front yard requirement. <br />~c} Industrial. <br />1. Except as provided in sections 9.532 to 9.414, all <br />lots or level apment sites i n the I-1 district shall have a <br />front yard of at least 3O feet, <br />2. Except as provided in sections 9.532 to 9.514, ail <br />lots or development sites in the I-2 and I-3 districts shall <br />have no front yard requirements. <br />~ d} PL. All buildings and additions constructed after <br />September S, 1982, shall have a front yard of at least 10 feet <br />when an adjacent parcel on either side is in a residential dis- <br />tri ct and the new building or addition will be within lO0 feet of <br />that parcel. <br />Section 16. Section 9.542 of the Eugene Code, 1971, i s amended to read <br />and provide: <br />9.542 T uteri or Yards. Except for Solar Setback Standards as provided <br />for ~n section 9.535, interior yards are required as follows: <br />~ a} Residential <br />1. All lots or development sites in the AG, RA, R-1, <br />R-2, R-3, and R-4 districts shall have interior yards of not <br />less than 1O feet between the buildings, wi thaut regard as to <br />the location of the property line, or no interior yards <br />required if the buildings abut or have a common wall, except <br />where a utility easement is recorded adjacent to an interior <br />lot line, in which event there shall be an interior yard no <br />i ess than the width of the easement. <br />2. Except where buildings abut or share a common wall, <br />the owner of a lot or parcel with an interior yard of less <br />than five feet from the adjacent property line must secure <br />and record i n the office of the Lane County Recorder a mai n- <br />tenance access easement adjacent to that side of the bui l d- <br />ing. The easement must provide a five foot wide access the <br />entire length of the building and five feet beyond both ends, <br />3. Alley access parcels shall be subject to the provi- <br />si ons of this section for a1 l yards, including the yard ad ja- <br />cent to the property line separating the alley access parcel <br />from the original parent parcel. <br />~ b} Commercial <br />~nirrr~i m ~r~~ui~~ <br />1. All lots or development sites in the C-1, C-2, C-4 <br />and G4 districts have no i uteri yr yards required where sal d <br />lots or development sites abut property lines of cvmmer-~ <br />cially or industrially zoned property. When interior lat <br />lines of said districts are comman with property zoned resi-- <br />denti a1 l y, interior yards of not less than lO feet shat l be <br />required opposite the residential districts.
