<br />9.538 <br /> <br />Eugene Code <br /> <br />9.540 <br /> <br />legs need never exceed 10 feet in length. <br />(c) Vision clearance triangles shall be kept free of all <br />visual obstructions from two and one-half feet to nine feet above <br />the curb line. Where curbs are absent, the crown of adjacent <br />streets shall be used as the point of reference. <br />, (d) Vision clearance requirements on corner lots may be <br />waived by the city manager or his designee, if the city manager <br />or his designee finds: <br />1. Traffic entering the intersection is controlled by <br />traffic signals or stop signs; and <br />2. The distance from the curb line to the property <br />line is 10 feet or more; and <br />3. On-street vehicle parking, street trees or other <br />plantings do not interfere with necessary vision clearance <br />as determined by the city manager or his designee; or, in <br />lieu of these three findings that <br />4. Topographic conditions are so extreme that it is <br />not practical to provide required vision clearance. <br />(7) When the common property line separating two or more <br />contiguous lots is covered by a building or a permitted group of buildings, <br />or when the placement of a building or buildings with respect to such <br />common property line or lines does not fully conform to the required yard <br />spaces on each side of such common property line or lines, such lots shall <br />constitute a single development site and the yards as required by this <br />ordinance shall then not apply to such common property lines. <br />(8) Dwellings where permitted above non-residential buildings. <br />The front and interior yard requirements for residential uses shall not be <br />applicable, provided that all yard requirements for the district in which <br />such building is located are complied with. <br />(Section 9.538 amended by Ordinance No. 17522, enacted February 9, 1976; <br />Ordinance No. 18971, enacted May 24, 1982; and Ordinance No. 19328, enacted <br />June 10, 1985.) <br /> <br />~~.\--^ <br />'"\:Y,;I<;~ <br /> <br />9.540 <br /> <br />Front Yards. Except for Solar Setback Standards as provided for <br />in section 9.535, front yards are required as follows (See figure <br /> <br />10): <br /> <br />(a) Residential: <br />1. Except for authorized alley access parcels and as <br />otherwise required in section 9.538 for garages and carports, <br />all lots or development sites in AG, RA, R-l, R-2, R-3, and <br />R-4 districts shall have a front yard of at least 10 feet. <br />That yard shall be landscaped and maintained as prescribed in <br />sect i,on 9.544. <br />(b) Commercial: <br />1. Except as provided in section 9.532 to 9.574, all <br />lots or development sites in the C-1, C-4 and GO districts <br />shall have a front yard of not less than 10 feet. Said yard <br />shall be landscaped and maintained. <br />2.
