(Z 83-5) (Area 3) <br />ORDINANCE N0. 1 G~ ~C~~„~,, <br />AN ORDINANCE CONCERNING LAND USE AND SIGN DISTRICT <br />CLASSIFICATION AND AMENDING THE zONING MAP AND SIGN <br />DISTRICT MAP OF THE CITY OF EUGENE, OREGON <br />THE CITY COUNCIL OF THE CITY OF EUGENE FINDS THAT: <br />Pursuant to the provisions of ORS 227.215 and Sections 5.813, 9.278, and <br />9.668 through 9.684 of the Eugene Code, 1971, the City Counci 1 has the authority <br />and responsibility, subject to the limitations contained therein, to change the <br />zoning and sign district classification of property within the City of Eugene; <br />Based upon the report of the Planning Commission, the materials trans- <br />mitted therewith, and the evidence presented before the Planning Commission and <br />this City Council, the request for zone change and sign district change of <br />c 1 ass i f i cat i on i s i n conformance with the General P 1 an; there i s a pub t i c need <br />for the change in zone; and the public need can best be served by changing the <br />c 1 ass i f i cat i on of the property; <br />NOW, THEREFORE, <br />Based upon the foregoing, the City Council hereby adopts as its own <br />the specific affirmative findings contained in the Planning Department staff <br />notes of July 18, 1983, and the Planning Commission minutes of July 18, 1983, <br />for the reasons set forth therein, and <br />THE CITY OF EUGENE DOES ORDAIN AS FOLLOWS: <br />Section 1. As provided by Sections 9.278 and 8.625 of the Eugene Code, <br />1971, the zoning map, the sign district map, and the zoning ordinance schedule <br />of district changes and the sign code schedule of district changes are hereby <br />amended to reflect the following change of zone and sign district: <br />Tax Lot 3500--Assessor's Map 17-04-25-4 1, Tax Lots 11500, 11500, 12900, <br />13100, 14000, 14300, 14900, 15000, 15300, and 15400--Assessor's Map <br />17-03w30-3 2, and Tax Lots 2100, 2700, 3100, 3200, 5100, and 5200-- <br />Assessor's Map 17-03-30.3 3, as more particularly described on the attached <br />Exhibit A, located south of Clark Avenue, west of Jefferson Street, north <br />of 4th and 1st Avenues, and east of Monroe Street and River Avenues . <br />A change of zone from I -2 Light-Medium Industrial District, R-2110A <br />Limited Multiple-Family Residential District with a maximum density of ten <br />units per acre, RG 2.51SR Garden Apartment Residential District limiting <br />dense ty to a m~ nimum of 2,540 square feet of lot area per dwel 1 i n g uni t <br />with Site Review suffix, R-2 Limited Multiple-Family Residential District <br />to MU-R Whiteaker Mixed Use District and a change of sign district from <br />Residential and Industrial to Professional-Office. <br />ORDINANCE--Page 1 of 2 <br />
