Because the MU Mixed~Use District is designed to be applied to diverse situations, the specific mixture of uses permitted and the development standards required will have to be specified for each application of the district to a particular area. Therefore, the ordinance applying the MU Mixed-Use District to a specific area shall contain the following elements: ~a} A Description and Purpose Section setting forth the specific purposes the district is intended to accomplish in the particular situation. fib} A Use Section setting forth the activities or catego v- ies of activities to be permitted, or the performance standards to be used i n evaluating speci f i c activities. This section shall govern the uses permitted within a particular mixed-use district. ~c} A Standards Section setting forth special develo p- ment standards governing parking, coverage, setbacks, height limitations and other factors which are either different than or supplemental to the normal standards of the code. 9.482 EXEMPTIaN. When an area has been classified as a MU Mixed-~Use District, the general development standards set forth in this code shall govern, but to the extent the special development standards in sectian 9.480 conflict with those general standards, the special standards in section 9.480 shall apply. SD SPECIAL DEi~ELDPMENT DISTRICT 9.484 DESCRIPTIDN AND PURPOSE. Certain areas possess unique and dis- tinctive buildings or natural features that have significance or benefit for the entire community. It is further recognized that these areas require special consideration so that the uses permitted and the development standards imposed are designed to protect and enhance those unique features which make these areas distinctive. The SD Special Develop-~ ment District provides procedures and criteria for the recognition of these areas and for the development of standards governing each application of the district to a particular area, It i s further intended that the SD Special District will be very selectively used and only after extensive demonstration that the area merits special consideration in accordance with the standards provided. 9.485 CRITERIA F4R ESTABLISHMENT DF THE SD SPECIAL DEVELOPMENT
