<br />THE EVIDENCE THAT THE CITY HAS ECONOMIC DEVELOPMENT <br /> <br /> <br />More people owning homes. <br /> <br />Great schools and infrastructures would attract more business. <br /> Increase in expansions of <br />existing businesses and new business coming in. Businesses with a choice to locate will choose <br />Eugene. New businesses are relocating to Eugene. <br /> <br />We have a bustling retail activity and see decreased vacancy rates and increased rents. <br /> <br />There is a failure to maintain adequate supply of “unconstrained” buildable land large enough to <br />meet the needs of business. Businesses more than average expand here. We will have 3 cranes at <br />one time in downtown. <br /> <br />Eugene will see a very low jobless rate. <br /> Unemployment is lower and falling. Kids could get <br />jobs here. We see a very low jobless rate. We also will see an increase in the median income. <br /> <br />Eugene will have a stronger economy. <br /> There is an increase in the employment rate. There will <br />be new sectors growing in green jobs. People are prospering in the local economy so there will <br />be less demand for social services. There is a reduction in subsidies. Pay is comparably higher. <br />It is the “Peter Principle” full tilt. <br /> <br />People are proud of their community and you can feel and see the increased vibrancy. <br />Perception and reality equals vision! There is a decrease in blighted and underutilized areas so <br />70% or more of folks are proud of downtown and show it off to visitors.
