18405 <br />EXHIBIT A <br />RESTRICTIONS--HISTORIC LANDMARK ~H $l-~2} <br />Repair and Maintenance Section <br />Repair and maintenance of the exterior detailing of the Schaefers Building, <br />that duplicates the original or replaces existing in composition, design, <br />valor, and other visual qualities, shall be permitted without an alteration <br />permit. For ail other changes an alteration permit shall be required as <br />specified in Section 2.449 of the City Code. <br />Standards Section: <br />Alteration of the exterior of the Schaefers Building shat 1 be reviewed as <br />provided for in Section 2.409 of the City Code. Proposed alterations to <br />the building shall be in character with the structure's original exterior <br />or the Art Deco/Modernistic style of architecture. <br />Use Sectinn: <br />Although the site and structure are general ] y appropriate for retai 1 sales <br />and businesses uses allowed under its C-3 Central Business District <br />zoning, a number of uses specifically al ]awed i n the C~3 zone are not <br />compatible with preservation of the distinctive qualities of the structure <br />and site; therefore the fo l l owl ng amended 1 i st of uses are permitted as <br />hereinafter specifically provided, subject to the general provisions and <br />exceptions set forth. in this ordinance beginning with and following <br />Section 9.532; except Sections 9.586, 9.58H, and 9.59C shall not be <br />applicable to this district: <br />(a) Accessory buildings and uses normal and incidental to the build- <br />ings and uses permitted in 9.434 to 9.438. <br />(b) Antique shops. <br />(c) Appliance sales and service. <br />(d) Art supplies. <br />(e) Artist studios. <br />(f) Automobile parts and accessories stores. <br />(g) Bakeries, retail. <br />(h) Banks. <br />(i) Barber and beauty shops. <br />(j) Bars or night clubs, including entertainment <br />beverages. <br />(k) Bicycle shops. <br />(1) Billiard and pool halls. <br />(m) Blood banks <br />(n) Blueprinting. <br />(o) Book stores. <br />and sale of a1 coho 1 i c <br />-1- <br />
