.18615 (z so-6~ <br />EXHIBIT "B" <br />Special District Development Standards <br />The area described ~ n the attached Exhibit "A" i s hereby made a part of <br />the Fifth Avenue Development District, which has been c1 assi fi ed as <br />an SD Special Devel apment District. As a part of that district, the <br />property described i n Exhibit "A" i s subject to the special district <br />development standards of the Fifth Avenue Devel apment District. Those <br />standards are as fol ~ ows <br />~ ..Description ,and Purpose Section <br />The area generally known as the Fifth Avenue Development <br />District has been classified as an SD Special Development <br />District i n order to achieve the fol 1 awi ng purposes <br />a. Ta allow preservation of the existing substantial bui ~ di ngs; <br />b. To al ~ ow redevelopment of the area wi th a vari ety of commercial <br />'and industrial uses; <br />~. <br />c, To encourage redevelopment which i s pri marl ly pedestri an- <br />oriented with only limited provision ,for autamobi l~e use; and <br />d. To insure that new level apment conforms with the character of the <br />existing development. <br />In order to achieve the purpose of this particular special district, <br />i t i s necessary that an association of all property owners involved <br />be formed.. ~ Thi s association shat 1 assume, at a mi ni mum, those <br />responsi bi 1 i ti es herei Wafter detailed. <br />2. Use Section <br />The purpose of this district i s to encourage a vari ety of uses, ~n <br />1 i ne with that purpose, only these uses which are vehicle-~ori ented <br />shat 1 be expressly excluded as new developments or redevel opments~ <br />fie. g., .service stations, warehouses, repair garages, drive-in <br />foci 1 i ti es, etc. ~ . Within this broad framework, i ndi v1 dual <br />proposals shall be evaluated vn the basis of consistency with the <br />expressed purpose of this district, <br />A conditional use permit shall be required for all new develop <br />ment ar redevelopment i n the area. When making findings concerning <br />a proposed development, the Hearings offi ci al~ shall take into <br />consideration i n the manner herei Wafter, pravi led the recommendations <br />of the' special development district association. <br />
