The negotiated terms represent a partnership and demonstrate a <br /> willingness from both parties to help make this project a reality. <br /> <br /> We have assembled an excellent team for this project by engaging Sodestrom Architects, <br /> Gerding/Edlen Development Company, and Seattle Northwest Securities. ORI has invested <br /> considerable resources into the design of this project which is at the 50% design development <br /> phase at this time. We are funding this project through federal grants, Oregon state energy <br /> programs, and tax exempt bond financing. <br /> <br /> We appreciate the City of Eugene's interest in working with ORI to realize our goal of building a <br /> 100,000 sq. ft. building in Downtown Eugene. We believe the location of the Sears building site <br /> meets our goal of adding value to the Eugene community, while meeting the goals of the City of <br /> Eugene to vitalize the downtown area by bringing people with disposable incomes to the urban core. <br /> <br /> Sincerely, <br /> <br /> Cynthia R.
