Attachment C <br />ORDINANCE NO. ________ <br />AN ORDINANCE CONCERNING BUILDING HEIGHT IN THE UNIVERSITY <br />AREA AND AMENDING SECTION 9.2751 OF THE EUGENE CODE, 1971. <br /> THE CITY OF EUGENE DOES ORDAIN AS FOLLOWS: <br />Section 1. <br /> Subsection (3) of Section 9.2751 of the Eugene Code, 1971, is amended to <br />provide: <br />9.2751Special Development Standards for Table 9.2750. <br />(3)Building Height. <br />in (b) and (c) <br /> (a) Except as provided below, in the R-3 and R-4 zone, the <br />maximum building height shall be limited to 30 feet for that portion of the <br />building located within 50 feet from the abutting boundary of, or directly <br />across an alley from, land zoned R-1. <br />(b) For that area bound by Patterson Street to the west, Agate Street to <br />thth <br />the east, East 18 Avenue to the north and East 20 Avenue to the <br />south: <br />thth <br />1. In the R-3 zone between 19 and 20 Avenues, the maximum <br />building height is 35 feet. <br />2. In the R-4 zone west of Hilyard Street, the maximum building <br />height is 75 feet, except that on a development site of 10,000 <br />square feet or more, a building may be up to 90 feet in height. <br />3. In the R-4 zone east of Hilyard Street, the maximum building <br />height is: <br />th <br />a. 35 feet within the area south of 19 Avenue; <br />b. 50 feet within the half block abutting the north side of <br />th <br />19 Avenue; <br />c. 75 feet within the half block abutting the south side of <br />th <br />18 Avenue, except that on a development site of <br />10,000 square feet or more, a building may be up to 90 <br />feet in height. <br />(See Figure 9.2751(3)). <br />Kincaid <br />(c) For that area bound by Hilyard Street to the west, [Agate] <br />th <br />th <br />13 Alley <br />Street to the east, East [18Avenue]to the north and East <br />th <br />th <br />18 the maximum building height is 75 <br />[20]Avenue to the south <br />feet, except that on a development site of 10,000 square feet or <br />more, a building may be up to 90 feet in height. <br />(See Figure 9.2751(3)). <br /> [: <br />1.In the R-3 zone, the maximum building height shall be limited to <br />35 feet for that portion of the building located within 160 feet from <br />the abutting boundary of, or directly across an alley from, land <br />zoned R-1. <br />2.In the R-4 zone, the maximum building height shall be limited to <br />35 feet for that portion of the building located within 50 feet from <br />the abutting boundary of, or directly across an alley from, land <br />zoned R-1.
