<br />Chapter 2: Description of Physical, Social, Economic, and <br />Environmental Conditions in the Plan Area <br />Note: This description and assessment is only current to the identified dates. <br />A. Physical Conditions <br />1.Land Area <br /> <br />The Plan Area encompasses about 75 acres, after the 5 acre boundary expansion <br />included in the 2010 Amendment. (See Appendix, Exhibit A for a map of the Plan Area.) <br />The total incorporated land area for the City of Eugene, of March 2010, is 28,056. The <br />Plan Area represents about 0.27 percent of the City’s total land area. This area <br />combined with the Riverfront Urban Renewal District of approximately 178 acres, equals <br />253 acres in renewal districts, which is less than one percent of the City’s total land area. <br />This one percent is well below the 15 percent maximum allowed by Oregon State law. <br /> <br />2.Existing Land Use and Zoning <br /> <br />Table 1 below shows generalized land use as of March 2010 by category. Table 2 shows <br />the zoning as of March 2010 by zoning district. A description of each use permitted is <br />found in the City Land Use Code.
