Chapter 2: Description of Physical, Social, Economic, and <br />Environmental Conditions in the Plan Area <br />Note: This description and assessment is only current to the identified dates. <br />A. Physical Conditions <br />1. Land Area <br />The Plan Area encompasses about 70 acres. (See Appendix, Exhibit A for a map of the <br />Plan Area.) The total incorporated land area for the City of Eugene, of March 2010, is <br />28,056 acres. The Plan Area represents about 0.25 percent of the City's total land area. <br />This area combined with the Riverfront Urban Renewal District of approximately 178 <br />acres, equals 248 acres in renewal districts, which is less than one percent of the City's <br />total land area and well below the 15 percent maximum allowed by Oregon State law. <br />2. Existing Land Use and Zoning <br />Table 1 below shows generalized land use as of March 2010 by category. Table 2 shows <br />the zoning as of March 2010 by zoning district. A description of each use permitted is <br />found in the City Land Use Code.
