These uses are prohibited from <br />having drive -up or drive- through facilities. <br />(2) Entertainment and Recreation, Information Technology Services, and <br />Office Allowance in S -DW. These uses are permitted outright when the total <br />building area used for these uses is 10,000 square feet or less and at least 65 <br />percent of the total building square footage is in residential use. These uses <br />require an approved conditional use permit when the total building area for <br />these uses will exceed 10,000 square feet. <br />(3) Personal Services and Trade Allowance in S -DW. These uses are permitted <br />outright when the total building area used for these uses is 5,000 square feet or <br />less and at least 65 percent of the total building square footage is in residential <br />use. <br />9.3215 S -DW Downtown Westside Special Area Zone DeveloDment Standards. <br />(1) Application of Standards. In addition to applicable provisions contained <br />elsewhere in this land use code, the development standards listed in Table <br />9.3215 S -DW Downtown Westside Special Area Zone Development Standards <br />and in subsections (4) to (10) of this section shall apply to all development <br />within this zone. In cases of conflict, the development standards specifically <br />applicable in the S -DW special area zone shall apply. <br />(2) Residential Standards. Except as provided in subsections (4) to (YO) of <br />this section, all residential development shall be subject to the standards <br />established for the R -4 zone. <br />(3) Commercial and Office Standards (any non - residential uses). Except as <br />provided in subsections (4) to (10) of this section, all non - residential <br />development shall be subject to the standards established in the C -2 zone. <br />(4) Mixed Use Standards.
