Specialty Food and Beverage. Examples include bagel, candy, <br />coffee, donut, and ice cream stores. Products manufactured on -site <br />shall comply with manufacturing allowances for food and beverage <br />products. <br />49. Specialty stores (examples include gift, computer or video store). <br />50. Tailor shops. <br />51. Theaters, live entertainment. <br />52. Transit, neighborhood improvement. <br />53. Veterinarian services. <br />(3) Areas Designated for Mixed Use. The S -HB zone has always been <br />characterized by mixed use, and mixed uses shall be encouraged. Permitted <br />uses shall conform to the uses permitted under subsections (1) and (2) of this <br />section. <br />(4) Areas Designated for Park and open Space. Scobert Park is significant for <br />its association with the rural landscape that existed along Blair Boulevard during <br />the historic period, and shall be retained as a significant landscape feature of the <br />S -HB zone. Shade trees, fruit and nut trees, and ornamental plantings that exist <br />in the park shall be maintained. Future construction of buildings and <br />installation of plant material, parr furniture and play equipment shall be <br />evaluated to ensure compatibility with the character - defining features of the <br />park through the historic alteration application process in this land use code. <br />9.3515 S -HB Blair Boulev Historic Commercial Special Area Zone DeveloDment <br />Standards The design standards set forth in this section apply to all property within <br />the S -HB zone. In the event any of the development standards of this section conflict <br />with the general development standards of this land use code, the standards in this <br />section control. Property within this zone is also subject to the historic property <br />alteration Type .0 review and historic property moving and demolition procedures and <br />criteria in this land use code. Alterations shall be in character with the structure's <br />original stylistic integrity as described in the city landmark nomination. <br />(1) Facade. Improvements or alterations shall respond to the verticality of the <br />facade and window proportions. The placement and size of window and door <br />openings shall follow historic precedents that are unique to individual resources. <br />Window and door replacements shall respect the character defining features of <br />the historic structure. Opening shall not be enlarged to accommodate plate glass <br />or non - compatible additions. Detailing of windows and doors shall adhere to <br />Ordinance - 134 <br />
