For trees determined to be significant, replacement trees shall be provided <br />at the rate of 2 new trees for each tree lost. The replacement ratio for <br />heritage trees is variable; the number of heritage replacement trees shall be <br />equal to the number credited, as provided in EC 9.5215 or any adjustments <br />made pursuant to EC 9.8030(3) Landscape Standards Adjustment. The <br />location of replacement trees shall be determined prior to execution of the <br />agreement. If a reasonable location for the replacement trees cannot be <br />found on the site, the value equal to the number of trees credited shall be <br />given to the city for the planting of trees on public property. <br />9.6250 Street Trees Street trees are regulated in Chapter 7 of this code and are not to be <br />counted toward any landscaping requirements of this land use code. <br />9.6255 Vision Clearance Area Landsca in g. All landscaping within vision clearance areas <br />shall comply with EC 9.6780 Vision Clearance Area Where high shrubs or other <br />site- obscuring screening is required by provisions of this land use code, low screening <br />shall be substituted within vision clearance areas. (See Figure 9.0500 Vision <br />Clearance Area.) <br />Motor'Vehicle Parking and Loading Standards <br />9.6400 Purpose of Motor Ve h ic le Parkine and Loadine Standards. Sections 9.6400 <br />through 9.6435 set forth standards for off - street motor vehicle parking and loading <br />areas based on the use and location of the property. Motor vehicle parking and <br />loading standards provide safe, convenient, and attractive areas for the parking of <br />motor vehicles. Parking lots and garages shall be designed, laid out and constructed <br />in accordance with those standards in order to also provide safe and convenient access <br />and circulation. <br />9.6410 Motor vehicle Parking Standards <br />(1) Location of Required off- Street Parking Spaces. Required off - street parking <br />shall be on the development site or within 114 mile or 1320 feet of the <br />development site that the parking is required to serve. All required parking shall <br />be under the same ownership as the development site served, except through a <br />city approved agreement that binds the parking area to the development site. <br />Parking areas may be located in required setbacks only as permitted in EC <br />9.6745 Setbacks - Intrusions Permitted <br />(2) Maximum Number of off - Street Parking Spaces. <br />(a) Except for required parking spaces for persons with disabilities, spaces <br />provided in park and ride lots operated by a public transit agency, and <br />spaces within structured parking with 2 or more levels, the maximum <br />number of parking spaces for non - residential uses may not exceed 125 <br />Ordinance - 219 <br />
