developmental, and locational factors include, but are not limited to: established <br />ports, industrial, commercial, residential, or recreational uses on or near the subject <br />property; the effect such established uses have upon the subject property; previous <br />public decisions regarding the subject property (as contained in ordinances and <br />adopted plans); and other public actions that affect the subject property. <br />Legal Lot. A lot of record that has boundary lines that were established: <br />(A) Through a partition or subdivision procedure, or <br />(B) By a deed recorded before April 2, 1962. <br />Legal Lot Lines. The property boundaries of a legal lot. <br />Living-Area. The gross floor area of the portion of a building designed and used <br />primarily for human habitation. <br />Loading Space. An off-street space or loading dock that abuts a street, alley, or other <br />appropriate means of ingress and egress, and which is on the same lot as a mama, <br />building or which is contiguous to a group of buildings, used for the temporary <br />parking of commercial vehicles while loading or unloading. <br />Lot. A unit of land that is created by the subdivision of land as provided for in this <br />land use code. Otherwise, the words "lot" and "parcel" are used interchangeably. <br />(Note: See also definition of "Parcel" and "Lot of record.") <br />Lot Coverage. That portion of a lot which, when viewed directly from above, would <br />be covered by a building, structure, or impervious surface. <br />Lot Depth. The distance between the raudpoints of straight lines connecting the <br />foremost points of the side lot lines in front and the rearmost points of the side lot <br />lines in the rear. (See Figure 9.0500 Lot Lines, Lot Frontage, Lot Width, Lot <br />Depth.) <br />Lot Frontage. That portion of a single lot abutting the street. (See Figure 9.0500 <br />Lot Lines, Lot Frontage, Lot Width, Lot Depth.) <br />Lot Rear Line. The lot line that is opposite to and most distant from the lot or parcel <br />front line. (See Figure 9.0500 Lot Lines, Lot Frontage, Lot Width, Lot Depth.) <br />Lot Side Line. Any lot or parcel line that is not a lot or parcel front or rear line. (See <br />Figure 9.0500 Lot Lines, Lot Frontage, Lot Width, Lot Depth.) <br />Lot of Record. A tract of land described on a document that is on record at the Lane <br />County Recorder's office and that conforms with all applicable state and local land <br />Ordinance - 23 <br />
