At least fifty percent of a building designed and used <br />primarily for office use shall be occupied by a single tenant. In addition, any <br />office building constructed after [effective date of this ordinance to be inserted <br />later] shall require approval as part of a business park according to site review <br />or planned unit development procedures. At least 50% of the total ground floor <br />area within the business park shall be in industrial use. The total office space, <br />combined with any commercial support services, shall not exceed 50% of the <br />total ground floor area within the business park. (For purposes of this code, the <br />terra "industrial use" includes all uses in the categories of "Manufacturing" and <br />"Information Technology Services," and the following uses: laboratory, includes <br />medical, dental and x-ray; broadcasting studio; regional distribution center; <br />printing, blueprinting, and duplicating; and publishing service.) For purposes of <br />inclusion of office space within a business park, industrial square footage <br />existing on [effective date of this ordinance to be inserted later] cannot be <br />included for calculation purposes in business parks unless the industrial square <br />footage was approved and constructed through a site review or planned unit <br />development procedure prior to [effective date of this ordinance to be inserted <br />later] . <br />(2) Eating and Drinking, Financial, office, Personal Services, and Trade <br />Allowance in I -2. These uses require approval as part of a business park <br />according to site review or planned unit development procedures. The <br />combined floor area of all these types of uses shall not exceed 20 percent of the <br />total floor area of all buildings within the business park. <br />(3) Theaters, Live Entertainment, Theaters with live entertainment are <br />conditionally permitted in existing buildings.
