Tax Lot <br />This proposal applies to Tax Lot 4602 on Lane County Assessor's Map 17- 04- 13 -33. <br />The subject parcel was platted as Parcel 2 as recorded on Partition Plat 2009- -P2418 <br />(December 30, 2009). The property is known as the Brunner- Schmitz House. The subject <br />lot is developed with an existing single- family dwelling. The two story house fronts east <br />on a flat, irregular lot located adjacent to River Road. <br />B. Location and Site Context <br />The parcel, roughly 0.44 acre in area, is located on the east side of River Road, South of <br />Maynard Avenue and north of Horn Lane. The parcel abuts vacant residential land further <br />to the west, north and south are single family homes. Across River Road is a mixture of <br />residential and commercial uses. <br />C. History of Land Use Approvals <br />The parcel has been involved in several recent land use approvals listed below in <br />chronological order. <br />Annexation The subject parcel was annexed to the City of Eugene in 2007, City of <br />Eugene file A -06 -031, Boundary Commission File <br />Zo . The existing zoning was applied to the subject parcel, prior to its existing <br />configuration when it was a part of Tax Lot 4600, in 2008, City of Eugene file Z--07 -009. <br />Partition. The existing lot configuration was established with the final plat approved and <br />recorded in 2009; City of Eugene files PT- 09 -12, PF -09 -026, recorded Partition Plat <br />2009- -P2418 (Instrument No. 2009 - 071906). <br />Historic Landmark The site and house were designated a Historic Landmark by the <br />Historic Review Board on December 9, 2010; City of Eugene file HIS -10 -001. <br />D. Description and Purpose <br />The Brunner- Schmitz House, at 1410 River Road, is designated as a City of Eugene <br />Historic Landmark according to the approval rendered by the Historic Review Board on <br />December 9, 2010. The Brunner - Schmitz House possesses historic value because of its <br />distinctive architecture and its association with the broad historical patterns that have <br />shaped the River Road area of Eugene. Overall the Brunner- Schmitz House is in <br />excellent condition and retains a very high degree of historical integrity. It retains its <br />integrity of location, design, materials, workmanship and association. In the areas of <br />setting and feeling the building also a high degree of integrity, although planned <br />development of the surrounding acreage is likely to eventually alter the site's integrity in <br />these areas.
