Physical Conditions <br /> <br /> 1. Land Use <br /> The Central Eugene Project encompasses about 70 acres. The total <br /> incorporated land area for the City of Eugene,,.,,,'--' ,.,, '-~ ,,,~,~ ~' '~" ~.,, I ~r,,,,,,,, as of <br /> June 2004 is ~ 26,908 acres. The Central Eugene Project <br /> represents about 0.3 percent. This area combined with the Riverfront <br /> Research Park, approximately 448 178 acres, equals 219 248 acres or <br /> less than one percent of the City's total land area in renewal districts. This <br /> one percent is well within the 15 percent maximum allowed by Oregon <br /> State law. <br /> <br /> 2. Existin.q Land Use and Zoninq <br /> Table 1 shows generalized land use as of-¢984 June 2004 according to 13 <br /> categories. Table 2 shows the zoning as of June 2004 according to five <br /> different zoning districts. A description of each use permitted is found in <br /> the City Zoning Code.
