This minimizes potential use conflicts by retaining the existing industrial designation <br />and zoning, thereby avoiding conversion of the parcel to residential uses and the potential <br />creation of compatibility issues with the surrounding area. While the applicant did not describe <br />future specific uses for this adjacent parcel in the application, future industrial development <br />would require additional setbacks and screening from residential or park properties included in <br />this request, based on the development standards under the existing I-2 zoning. Additionally, the <br />/PD overlay proposed by the applicant will allow compatibility issues to be further addressed <br />through a public hearing process at the time of future development on the subject site. Given <br />these factors, the applicant’s proposal will minimize potential use conflicts resulting from future <br />development. <br /> <br />Additional background information regarding the Planning Commission’s recommendation for <br />approval and all materials from the record are available for review in a binder located at the City <br />Council Office. <br /> <br />Approval of a plan amendment requires the City to adopt an ordinance. A draft ordinance <br />approving the requested plan amendment and zone change has been prepared and is attached for <br />reference (Attachment C). The findings of approval, which provide a detailed analysis of the <br />proposal’s compliance with applicable approval criteria, are also attached to the draft ordinance <br />as Exhibit C. This ordinance, with any directed changes, will be utilized in the event that the <br />City Council takes action to approve the applicant’s request. <br /> <br /> <br />RELATED CITY POLICIES <br />The proposal must be consistent with the Metro Plan, applicable refinement plans and the <br />Statewide Planning Goals.
