SECTION 2 Study Area Characteristics <br />2.3.2.1 Buildout Land Use Within the UGB <br />This area includes both the current city limits and the unincorporated UGB, totaling 6,071 acres <br />(58% of basin). 1,217 acres are vacant and considered available for development. For the <br />purposes of this report, the term "vacant acres" refers to lands within the UGB that are expected <br />to develop to urban uses. As shown in Table 2 -3, land use categories with significant remaining <br />vacant acres include: industrial and commercial - industrial mixed (641 acres), low- density <br />residential (326 acres), medium - density residential (32 acres), and commercial and residential - <br />commercial mixed (20 acres). <br />2.3.2.2 Projected Land Use Outside the UGB <br />Forty -two percent of the River Road Santa Clara basin (4,387 acres) is located outside the UGB. <br />All of the area outside the UGB in this basin will remain rural and land uses will be restricted to <br />the Metro Plan designations as shown in Table 2 -3.
