Attachment C - Application Materials <br />Annexation of 17- 03 -07 -00 Tax Lots 305 (part) and 306 (part) Page 5 <br />January 3 2006 <br />Improved Streets and Storm Water Control <br />The annexation area is currently served by North Delta Highway and Ayres Road. North Delta <br />Highway is paved, however, it is not fully improved north of Ayres Road. An irrevocable <br />petition for public improvements to North Delta Highway exists for the site (Attachment H — <br />Irrevocable Petition). At the time of future development the petition calls for the installation of <br />curbs, gutters, and paving for North Delta Highway. Ayres Road, west of North Delta Highway, <br />is located at the southern terminus of the annexation area. This section of Ayres Road is not yet <br />fully improved. It provides access to adjacent Tax Lots 1000, 1002 and 1003 as well as subject <br />Tax Lot 306. Both North Delta Highway and Ayres Road south and east of the subject area are <br />fully improved public streets. The City has indicated that a traffic signal would likely be <br />warranted at the intersection of North Delta Highway and Ayres Road. <br />Storm water facilities will be designed during the planning process to meet City of Eugene <br />objectives; including optimizing the use of open water courses and water bodies within the <br />development site to detain and infiltrate runoff (the City anticipates having stormwater quality <br />development standards codified by June 2006). <br />Pedestrian and bicycle facilities will be included as necessary to meet the City's adopted <br />standards. <br />III. Conclusion <br />Satre Associates is available to answer questions regarding this application as necessary.
