(a) New development on vacant land. <br /> (b) New structures on redevelopment sites, such as conversion <br /> of a parking area to a building or demolition of a building and <br /> construction of a new building. <br /> (c) A proposed expansion of 30% or more of the total existing <br /> structure square footage. <br /> (2) Building Height. Within the/EC East Campus Overlay Zone, a <br /> building within 60 feet of an R-1 Low Density Residential zone shall <br /> not exceed 30 feet in height. All other buildings shall not exceed <br /> 45 feet in height. <br /> <br /> Section 6. Subsections (3), (4) and (5) of Section 9.9570 of the Eugene Code, <br />1971, are amended to provide: <br /> <br />9.9570 Fairmount/U of O Special Area Studv Policies. <br /> <br /> (3) University of Oregon Lands Policies (East Campus Area), <br /> (a) The City of Eugene and the Fairmount Neighbors recognize <br /> the current University-adopted East Campus Policy as a <br /> statement of University policy governing land use in the East <br /> Campus Area. (Policy 1) <br /> (b) The City shall encourage the University to use its property in <br /> East Campus in an orderly fashion: intensity of use will be <br /> greatest near the already dense Central Campus Area <br /> (Agate Street and 15th Avenue) and become less intense as <br /> the properties approach Iow-density residential uses.
