IMPLEMENTATION <br />A. LAND USE <br />Two primary sub - districts with two overlay subdistricts give <br />structure to the redevelopment. <br />SUBDISTRICTS <br />S -DR /MU (Mixed -Use) <br />This subdistrict applies to areas designated for new mixed -use <br />construction and /or the adaptive re -use of existing structures. <br />S -DR /Cultural Landscape + Open Space (CL /OS) <br />This subdistrict applies to properties designated as part of <br />the Cultural Landscape & Open Space —an area that includes <br />interpretive sites, parkland, open space, urban plazas and <br />properties designated for green infrastructure services. <br />OVERLAY SUBDISTRICTS <br />S- DR /MU /1 (Active) <br />This overlay subdistrict requires an emphasis on retail, dining <br />and /or active commercial uses that provide public amenities and <br />have a strong relationship to the public street and adjacent open <br />space. <br />S- DR /MU /2 (People) <br />This overlay subdistrict applies to areas along the primary street <br />and near the intersection of High Street and the extension of <br />5th Avenue. It requires the inclusion of residential dwelling <br />units above the ground floor in buildings with commercial uses <br />including retail, office, restaurant, or similar nonresidential uses. <br />B. USES <br />The approved vision for the redevelopment of the Downtown <br />Riverfront includes a mix of residential and commercial uses, new <br />riverfront open space, green infrastructure, and improved public <br />access to the riverfront open space. <br />52 ■ Rowell Brokaw Architects <br />
