ORDINANCE N0.
AN ORDINANCE CONCERNING LAND USE CLASSIFICATION AND
AMENDING THE ZONING MAP OF THE CITY OF EUGENE, OREGON
THE CITY COUNCIL OF THE CITY OF EUGENE FINDS THAT:
Pursuant to the prove si ons of OR5 227.215 and Sections ~~~.27~8 and 9,668
through, 9,684 of the Eugene Cade, 1971, the City Council has the authority
and responsi b i 1 i ty, subject to the 1 imi tati ons contained therein, to change
the zoning c1 assn f1 cats on of property within the City of Eugene;
Based upon the report of the Planning Comrni ssi on the materials tran s-
mi tted therewith, and the evidence presented before the P1 ann i n Commi ssi o n

and this City Cauncil , the request for zone change classification i s i n con-
formance w~ th the General Plan; there i s a pub1 i c need for the change i n zone;
and the publ ~c need can best be served by changing the classification of the
property;
t NOW; THEREFORE,
Based upon the foregoing, the City Counci 1 hereby adopts as its own the
specific affirmative findings contained i n the Planning Department staff notes
of August 2, 1983, and the Planning Co~nmi ssi on minutes of August 2, 1983,
for the reasons set forth therein, and
THE CITY DF EUGENE DOES ORDAIN AS FOLLOWS:
Section 1. As provided by Section 9.278 of the Eugene Code, 1911, the
zan~ng map an the zoning ordinance schedule of district changes are hereby
amended to refl ec:t the fo11 owi ng change of zone:
Tax Lots 1002, 1003, 1004, .1005, 1006, and 1007--ASSESSOr' s Map 17-04-35-0 0,
as more party cut arly descry bed on the attached Exhibit A, 1 oc ated on
the north side of West 11th Avenue, extending from Seneca Street east past
Tye nn Street,
Change of zone from I-2 Light-Medium Industri a1 district to C-21SR Community
Commerc i a1 district with Site Review procedures, said site review ~arocedures
addressing concerns as set forth i n Exhibit "B," attached.
Section 2. The P1 anni ng Director i s hereby authorized and di rested
to cause the zoning map and the zoning ordinance schedu1 a of district changes
attached to Chapter 9 of the Eugene Code, 1971, to show the foregoing

change of classification of area and to note thereon the rule with respect
to building in the appropriate classification.
