AN ORDINANCE CONCERNING LAND USE AND SIGN DISTRICT
CLASSIFICATION AND AMENDING THE ZONING MAP AND SIGN
DISTRICT MAP OF THE CITY OF EUGENE, OREGON
THE CITY COUNCIL OF THE CITY OF EUGENE FINDS THAT:
Pursuant to the provisions of ORS 227.215, Section 8.813, 9»27S and
9.665 through 9.684 of the Eugene Cade, 1971, the City Council has the
authority and responsibility, subject to the limitations contained therein, to
change the zoning and sign district classification of property within the City
of Eugene;
Based upon the report of the Planning Commission, the material s trans-
mi tted therewith, and the evidence presented before the Planning Commission and
this Council, the request for zone change and sign district change of classi-
f i cati on i s i n conformance with the General Plan; there i s a publ i s need for the
change in zone; and the public need can best be served by changing the classi-
f i c at i on of the property;
NOW, THEREFORE,
Based upon the foregoing, the Cisty Council hereby adopts as its own
the speci f i c affirmative findings contained i n the Planning Department Staff
Notes of November 6, 1979, and as modified i n the Planning Commission minutes of
November 6, 1979; the Planning Commission minutes of November 6, 1979; and the
minutes of the Joint Planning Commi ssionlCi ty Counci 1 Hearing of January 2S,
1980, for the reasons set forth therein, and
THE CITY OF EUGENE DOES ORDAIN AS FOLLOWS:
Section 1. As provided by Section 9.275 and 5.625 of the Eugene Code,
1971, the zoning map, the sign district map, and the zoning ordinance schedule
of district changes and the sign code schedule of district changes are hereby
amended to ref 1 ect the fo 11 awl ng change of zone and sign district
Tax Lots 1200, 1300, and 1400--Assessor's Map 11-04-25-4 4, and Tax Lots
10100, 10800, 10900, 11000, 11200, 11300, 10400, 10300, 10200, 10100, 9200,
9000, and 9100--Assessor's Map 11-03-30-3 3, and Tax Lots 2200, 2100, 2000,
1500, 1600, 1500, and 1100--Assessor's Map 11-04-25-4 4, and Tax Lats 12300,
12200, 12400, 12500, 11500, 11600, 11100, 11800, 13600, 13700, 13500, 13400,
13300, 9300, and 9400--Assessor's Map 17-03-30-3 3.
As more particularly described on attached Exhibit A, located between Van
Buren and Monroe streets, south of 2nd Avenue, and north of 4th Avenue.

Change of zone from M-2 Light Industrial District to R-21SR Limited
Multiple-Family Residential District with Site Review Procedures, sai d
'~ Site Review Pracedures addressing concerns as set forth in Exhibit B
attached, and change of sign district from highway oriented and industrial
district to Residential district.
Section 2, The Planning Director be, and he i s hereby authorized and
directed to cause the zoning map, the sign district map, the schedule of sign
district classification changes attached to Chapter 8, and the zoning ordinance
schedule of district changes attached to Chapter 9 of the Eugene Code, 1911, to
show the foregoing change of classification of area and to note thereon the rule
with respect to building in the appropriate classification.
