BALDWIN OWNS A SMALL LOT AT 1746 E. 19TH AVENUE BETWEEN COLUMBI A AND Moss <br />STREETS. ALTHOUGH THIS PARCEL DOES NOT MEET THE 6000 SQUARE FOOT AREA REQUIREMENT, <br />THE BOARD DISMISSED THE PETITIONS FOR LACK OF' JURISDICTION; THE PARCEL OF LAND HAD <br />BEEN SOLD BY THE CITY IN 1939 AS A F'ORECLOSED TAX LOT 66' X 70' IN SIZE AND BY THE <br />TERMS OF THE ZONING ORDINANCE IT COULD BE USED F'OR BUILDING PURPOSES. <br /> <br />2. REQUEST FROM MR. C. S. RAUCH OF 1925 ADAMS STREET WHO OWNS A LOT AND A HALF COMPRISING <br />14,508 SQUARE FEET. MR. RAUCH WISHES TO CONSTRUCT A RESIDENCE ON THE EAST 70 FEET OF <br />EACH LOT THEREBY PROVIDING A PARCEL OF LAND 70t X 90'. SINCE THIS DIVISION OF THE <br />PROPERTY WILL NOT HAVE ACCESS FROM AN ESTABLISHED STREET AS REQUIRED BY ORDINANCE. THE <br />REQUEST WAS DENIED. <br /> <br />3. <br /> <br />REQUEST FROM MR. HARRY LASSEGARD OF 2740 EMERALD STREET OWNS A PARCEL OF LAND AT T~E <br />AFOREMENTIONED ADDRESS WHICH IS 145' X 150' IN-SIZE. THI'S-PARCEL OF GROUND HAS FRONT- <br />AGE ON EMERALD AND ONYX STREETS, FURTHER THE FRONTAGE ON EMERALD STREET HAS BEEN <br />DIV~DED EAS' AND WEST AND TWO DWELLINGS CONSTRUCTED THEREON. <br /> <br />I <br /> <br />......~.- <br /> <br />MR. tASSEGARD NOW ASKS FOR PERMISSION TO DIVIDE THE FRONTAGE ON'ONYX STREET~ THIS <br />SUBDIVIDING WILL PROVIDE FOUR LOTS 72-1/2 FEET BY 75 FEET AND EACH WILL CONTAIN <br />5437.5 SQUARE FEET. SINCE THE LOTS FACE TWO-STREETS WH~CH-HAVE DIFF'ERENT ELEVATIONS <br />AND THE SLOPE IS OF SUCH GRADE THAT THE HOUSES WI LL NOT RESULT IN CROWDING, THE BOARD <br />GRANTED THE REQUEST. <br /> <br />4. REQUEST FROM MR.--ROY'W. MAl:I:ERY'OF 2794-BAKER'Bl:VD.'TO'DI'VI'DE A l:Ol-I'24.o1/2 FEET BY <br />106 FEET. DUE TO THE NATURAL SLOPE OF THE GROUND FROM BAKER BLVD. TO THE WEST AND <br />CERTAIN TERRACING ALONG THE PROPOSED DIVISION LINE, THE REQUEST TO CREATE A LOT 56-1/2 <br />FEET BY 106 FEET BEING 5,988 SQUARE FEET IN AREA WAS GRANTED. <br /> <br />5. REQUEST OF MR. HOWARD HERIDER WHO OWNS THE LOT AT THE NORTHEAST CORNER OF WEST 7TH <br />AVENUE AND TAYLOR STREETS. THIS PROPERTY IS IN THE C-I tlMITED COMMERCIAL DISTRICT. <br /> <br />MR. HERIDER WISHES TO CONSTRUCT A MASONRY BUILDING ON THE REAR OF SAID LOT FRONTING <br />TAYLOR STREET FOR THE PURPOSE OF A TIRE REPAIR BUSINESS. THIS IS NOT A PERMITTED USE <br />IN THE ZONE EXCEPT IN CONNECTION WITH A SERVICE STATION. SINCE THE AREA WEST OF <br />TAYLOR STREET TO THE WEST CITY t.IMITS IS IN THE INDUSTRIAL ZONE THE BOARD RECOMMENDS <br />THAT THE COUNCIL GRANT MR. HERIDER WAIVER OF THE ZONE REQUIREMENTS. <br /> <br />6. <br /> <br />MR. E. PETERSON OWNER OF THE COLONIAL MAID ICE CREAM STORE AND RESTAURANT AT 1466 <br />WEST 7TH ALSO OWNS THE PROPERTY TO THE SOUTH EXTENDING TO 8TH AVENUE. MR. PETERSON <br />HAS REQUESTED PERMISSION TO BUILD A STERILIZING PLANT TO THE SOuTH OF HIS EXISTING <br />BUILDINGS. THE PROPERTY UPON WHICH THE PROPOSED STRUCTURE WOULD BE BUILT IS IN THAT <br />PORTION OF HIS LAND FRONTING ON 8TH AVENUE IN THE RESIDENTIAL ZONE AND THE BOARD <br />RETURNED THE REQUEST WITH THE RECOMMENDATION THAT MR. PETERSON APPLY FOR REZONING. <br /> <br />I <br /> <br />7. MR. PAUL EDWARDS PURCHASED PROPERTY AT 19TH AND VILLARD, NORTHWEST CORNER, HAVING <br />90' FRONTAGE ON 19TH AVENUE AND REPORTED 120' ON VILLARD, HAVING APPROXIMATELY 10,800 <br />SQUARE FEET. MR. EDWARDS ANTICIPATED DIVIDING THE LOT AND MOVING A DUPLEX ON THE CORNER <br />AND HIS SINGLE RESIDENCE ON THE PIECE TO THE NORTH. <br /> <br />PERMISSION WAS GRANTED MR. EDWARDS TO DIV~OE THIS LOT IN HALF CREATING TWO LOTS OF <br />APPROXIMATELY 5,400 SQUARE FEET EACH. THIS PERMISSION WAS GIVEN BY THE BUILDING <br />INSPECTOR INADVERTENTLY WITHOUT BENEFIT OF BOARD OF APPEALS AC~ION. <br /> <br />SINCE IT HAS BECOME A CONTROVERSIAL ISSUE AND ALL PARTIES CONCERNED WERE NOT AT THE <br />MEETIN~ THE MATTER WAS TABLED UNTIL 9:~O A.M. FRIDAY MARCH 24TH FOR A SPEC~AL MEETI~G. <br /> <br />THIS BEING ALL THE BUSINESS AT HAND THE MEETING WAS ADJOURNED." <br /> <br />IT WAS ~OVED BY CRUMBAKER, SECONDED BY WELLS THAT THE REPORT OF THE BOARD OF APPEALS BE <br />ADOPTED.
