Responsiveness to neighborhood character and safety: <br /> <br /> The neighborhood has a mixed character: residential, commercial, with a church directly across the <br /> street. The Tate incorporates both residential units and commercial space, which provides a transition <br /> between the residential area to the south and the more. commercial area to the north. <br /> <br /> Windows and balconies reflect the residential character of the area. Exterior canopies help to blend the <br /> commercial spaces into the residential areas. The Tate will help to create a new character for the area <br /> with a high-quality brick building reflecting elements of the new Eugene Public Library, the Eugene <br /> Station Bus Terminal, and the new Fire Station Number 1, located just around the corner. <br /> <br /> The height of The Tate will be approximately 75 feet, the same as the First Methodist Church, its <br /> neighbor directly across Olive Street. The new Eugene Public Library is a similar height. The Tate will <br /> also incorporate materials similar to those used on the Library, the Eugene Station, and Fire Station <br /> Number 1. Since The Tate will be taller than most buildings around it, it is designed to be viewed from <br /> all directions. <br /> <br /> The Tate will incorporate features which will reduce its apparent mass: indented areas, landscaping, <br /> and a metal-clad sixth floor which will be set back from the rest of the building, resulting in a smaller <br /> footprint for this level. <br /> <br /> Public safety is facilitated by large window areas, canopies, and exterior lighting and landscaping, <br /> which will not only complement the building, but will also provide a clear view of one's surroundings. <br /> A secure entry and gated parking will help insure safety for residents. <br /> <br /> 8. Number of units designed for home ownership: <br /> <br /> All forty-seven residential units are designated for home ownership. Sixteen of these have been sold as <br /> of early October, several with the contigency that The Tate receive MUPTE approval. The three <br /> commercial spaces on the ground floor, which do not qualify for MUPTE, are also designed for sale, <br /> and have already been sold. <br /> <br /> 9. Solicitation of comments from relevant neighborhood association: <br /> <br /> Several of our investors, along with Sara Bergsund, our local architect, attended a meeting of Jefferson <br /> Westside Neighbors earlier this year. The neighbors attending were very interested in our project. <br /> There seemed to be no negative feelings. Their main concern was parking, and they were reassured <br /> when they learned that all residential and commercial parking at The Tate would be on-site, not on the <br /> street. They appreciated the architectural features of the building. They liked the fact that all our units <br /> have large balconies, our own "outside space." We look forward to being a part of this vibrant <br /> neighborhood. <br /> <br /> <br />
