9.3400Purpose of S-F Fifth Avenue Special Area Zone. <br />The purpose of the S-F zone is <br />to encourage a variety of uses that: <br />(2) <br />Allows redevelopment of the area with a variety of commercial and <br />employment and industrialuses. <br />Section 34. <br />Section 9.3900 of the Eugene Code, 1971, is amended to provide as follows: <br />9.3900Purpose of S-W Whiteaker Special Area Zone. <br />The purpose of the S-W <br />Whiteaker Special Area Zone is to encourage the economic vitality of the area for <br />employment andindustrial, institutional, and commercial uses while also allowing a <br />mix ofresidential dwellings. This zone has a broad range of permitted uses. No <br />single use is mandated or required within the area and the zone encourages both a <br />mixture of uses within a building as well as within a block. The mix of land uses and <br />increase in residential density and employment opportunities is designed to provide <br />a place for people to live and work in the same area. It is intended that the <br />character of the zone develop so that the diversity of uses are enhanced and tied <br />together with various forms of usable public and private open space where there is <br />pedestrian-oriented activity. Appropriate intermingling of structures, street <br />amenities, and major landscape features will be necessary in order to integrate <br />older development with newer development. Development within the zone will occur <br />incrementally over time and this zoning will help ensure a coordinated effort is <br />undertaken to improve the area by the public and private sectors. The S-W zone <br />is also designed to: <br />(1) <br />Encourage the continued economic vitality of existing and redeveloped <br />commercial and employment andindustrial uses with recognition of their role <br />in providing a needed diversity of land uses and job opportunities. <br />(2) <br />Encourage an increase in residential density to create additional opportunities <br />for people to live close to major employment areas. <br />(3) <br />Encourage actions that will enhance the attractiveness of the area and <br />increase the use of major landscape features that can help tie the public and <br />private open spaces together. <br />(4) <br />Encourage the preservation, rehabilitation, and restoration of significant <br />historic structures and retention of older, mature street trees. <br />Section 35. <br />The following entriesin Table 9.3910 of Section 9.3910 of the Eugene Code, <br />1971, areamendedto provide as follows: <br />9.3910S-W Whiteaker Special Area Zone Land Use and Permit Requirements. <br />The <br />following Table 9.3910 S-W Whiteaker Special Area Zone Uses and Permit <br />Requirements identifies those uses in the S-W zone that are: <br />(P)Permitted, subjectto zone verification. <br />(SR)Permitted, subject to an approved site review planor an approved final <br />planned unit development. <br />(C)Subject to conditional use permit or an approved final planned unit <br />development. <br />(PUD)Permitted, subject to an approved finalplanned unit development. <br />Ordinance -Page 29of 48 <br />
