(S)Permitted subject to zone verification and the Special Development <br />Standards for Certain Uses beginning at EC 9.5000. <br />(#)The numbers in ( ) in the table are uses that have special use limitations <br />that are described in EC 9.3911. <br />Examples of uses in Table 9.3910 are for informational purposes and not exclusive. <br />Table 9.3910 does not include uses subject to Standards Review. Applicability of <br />Standards Review procedures is set out at EC 9.8465. <br />Table 9.3910 S-W Whiteaker Special Area Zone Uses and Permit Requirements <br />S-W <br />Accessory Uses <br />Accessory Uses. Examplesrelated to residential uses include a garage, storage P <br />shed, bed and breakfast facility (see EC 9.5100), home occupations (see EC 9.5350), <br />and secondary dwellings (see EC 9.2741(2)). Examplesrelating to commercial and <br />employment andindustrial uses include security work, administration activity and <br />sales related to industrial uses manufactured on the same development site, and <br />storage and distribution incidental to the primary use of the site. <br />Manufacturing <br />Paper and Allied ProductsP <br />Section 36. <br />Subsection (10) of Section 9.3915of the Eugene Code, 1971, is amended <br />to provide as follows: <br />9.3915S-W Whiteaker Special Area Zone Development and Lot Standards. <br />Except as <br />provided in subsections (5) to (12) of this section, sections 9.6000 to 9.6885 <br />General Standards for All Development in this land use code shall apply within this <br />S-W zone. In the event of a conflict between the general development standards of <br />this land use code and the standards set forth in this section, the specific provisions <br />of this section shall control. <br />(10)Sign Standards. <br />The provisions of the Employment andIndustrial Sign <br />Standards set forth in this land use code shall apply within this S-W zone, <br />except that additional restrictions may be imposed through site review. <br />Section 37. <br />Subsection (1)(c) of Section 9.4290of the Eugene Code, 1971, is amended <br />to provide as follows: <br />9.4290Density and Development Standards. <br />In addition to the requirements of the base <br />zone, the following standards shall applyto all development, except that the <br />standards in subsection (2) and (3) do not apply to single-family dwellings or <br />duplexes: <br />(1)Minimum Residential Density and Floor Area Ratio (FAR). <br />(a)Where the base zone is R-1 or R-1.5, new subdivisions shall achieve a <br />minimum residential density of 8 units per net acre. Minimum residential <br />density in R-2 shall be 15 units per net acre; in R-3 it shall be 25 units <br />per net acre; and in R-4 it shall be 30 units per net acre. <br />Ordinance -Page 30of 48 <br />
