dohansen-Moody House Page 2
Special Area Zone Response to Staff Report

ordinance would require an Adjustment to allow the gravel lot. The Applicant asks,
since staff has indicated support for the gravel lot, that you pass the ordinance on to
the City Council containing a provision for a gravel parking area for "Specialty
Retail" and "Specialty Food and Beverage" uses. This would avoid the need for an
additional planning process that seems unnecessary.

One final thought - there is some uncertainty as to what would trigger Historic
Alteration Review. We understand that only proposed modifications to the exterior of
the building would trigger such review, and that a change of occupancy permit would
not. The Applicant would appreciate clarification from staff during the public
hearing.

Thank you for your consideration. We look forward to implementing this Special
Area Zone for the Johansen-Moody House.

Sincerely,

Terri Harding, AICP

cc: Kathleen Hall
