(d) S-HJM Historic Johansen-Mood¥ ]louse Special Area Zone Development <br />Standards. In addition to applicable provisions in the Eugene Code, 1971, the development <br />standards listed in subsections (3) to (5) of this secti, m shall apply to all development in the S- <br />HJM zone. In cases of conflict, the standards specific ~lly set out in this ordinance shall apply. <br /> <br /> (1) Adjustment. An adjustment may be made to any of the standards <br /> referenced in subsections (3), (4), or (5) of his section in accordance with EC 9.8030 <br /> (15) <br /> <br /> (2) Historic Proper,ty Alteratio~ Approval. Any parking lot alterations, <br /> building alterations or additions, and all new construction shall comply with EC 9.8175 <br /> Historic Property Alteration Approval Criteria <br /> <br /> O) Residential Development Sl andards. All residential development <br /> allowed pursuant to subsection (d)(2) shall De governed by General Standards for all <br /> Development in EC 9.6000 through 9.6885 m d the development standards applied to the <br /> R-2 zone in EC 9.2750 and 9.2751, except that there shall be no minimum density <br /> requirement and except that EC 9.6200 to 9.6255 and EC 9.6400 to 9.6440 do not apply. <br /> <br /> (4) Non-Residential Developme~tt Standards. Except as provided in <br /> subsection (d)(5), all non-residential develop~rtent allowed pursuant to subsection (d)(2) <br /> shall be governed by General Standards fo~' all Development in EC 9.6000 through <br /> 9.6110 and 9.6400 through 9.6885 and the development standards applied to the C-1 zone <br /> in EC 9.2170 and 9.2171. <br /> <br /> (5) Parking and Parking Lot L~[ndscaping. At all times, for any use, at <br /> least 7 parking spaces shall be required and a minimum of 20% of the parking area shall <br /> be maintained as landscape, consisting of ~ variety of trees, shrubs, and plants to <br /> complement the historic character of the landmark. Notwithstanding EC 9.6420(6), the <br /> existing gravel parking area with 7 parking s)aces may be used in its present condition <br /> for Specialty Retail and Specialty Food and B{iverage uses. <br /> <br /> Section 2.
