In addition to applicable provisions contained elsewhere in this land use <br />code, the development standards listed in subsections (1) to (5) of this section shall apply <br />to all development in the S-HJM zone. In cases of conflict, the standards specifically <br />applicable in the S-HJM zone shall apply. <br /> <br />(1) Adjustment. An adjustment may be made to any of the standards referenced in this <br />section in accordance with EC 9.3455 and EC 9.8030(15). <br /> <br />(2) Residential Development Standards. All new residential uses shall be governed by <br />the general standards applied to the R-2 zone, except that there shall be no minimum <br />density requirement. Any building alterations or additions and all new construction will <br />require compliance with the Historic Property Applications procedures beginning at EC <br />9.8150. In addition, parking and parking lot landscaping requirements are as specified in <br />subsection (5) below. <br /> <br /> (3) Non-residential Development Standards. All non-residential development shall be <br /> governed by the general standards applied to the C-1 zone. Any building alterations or <br /> additions and all new construction will require compliance with the Historic Property <br /> Applications procedures beginning at EC 9.8150. In addition, parking and parking lot <br /> landscaping requirements are as specified in subsection (5) below. <br /> <br /> (4) Signage. Signs for historic properties are exempt from the regulations beginning at <br /> EC 9.6600 per EC 9.6610(1) and shall instead be governed by the Historic Property <br /> Applications procedures beginning at EC 9.8150. Signs may be approved through a pre- <br /> application conference with city staff, unless the proposed signage represents a <br /> <br /> 42 <br /> <br /> <br />
