Off street parking for proposed uses shall be <br />calculated per EC 9.6410, with the following exception: specialty retail, and specialty <br />food and beverage uses up to 600 square feet of seating area, may operate at the site using <br />the existing gravel parking lot (seven spaces). In lieu of compliance with EC 9.6415- <br />9.6440 and 9.6200-9.6255, a minimum of 20% of the parking area (in front of the <br />building) shall be maintained as landscape area, consisting of a variety of trees, shrubs, <br />and plants to complement the historic character of the house.
