1. Land Use Decisions <br />Concurrent planning applications need to be approved as stipulated in Section <br />4.08 Concurrences. <br />2. Concurrence from Internal and External Utility Owners <br />Although the City will help facilitate plan -review coordination and resolution <br />amongst affected utility owners, the Owner/Developer is ultimately <br />responsible for obtaining concurrence pursuant to Section 4.08. <br />3. First Public Notice <br />Documentation that the first public notice, as required by Section 4.09 <br />Public Notification, has been mailed must be submitted to the City. <br />4. Payment of City Fees <br />Prior to plan approval, all project -related fees up-to-date must be paid. <br />See Section 4.10 Financial Responsibilities. <br />S. Draft Documents <br />Submit draft maintenance agreements, right-of-way and public easement <br />dedications, and all other documents that need to be recorded prior to permit <br />issuance for City review and comment prior to PEPI plan approval. <br />Approval of the plans is effective for one year. Thereafter, a new Engineering and <br />Construction Agreement and Permit Application must be signed and submitted with updated <br />plans compliant with the Standard Specifications and Drawings. <br />4.04 CONSTRUCTION PERMIT CONDITIONS <br />Approved PEPI plans do not authorize construction; construction cannot commence until the <br />City issues a Public Improvement Permit. The following conditions must be met before the <br />City will issue the Public Improvement Permit. <br />A. Application for Public Improvement <br />The Owner/Developer shall submit a completed Application for Public Improvement <br />Permit (see two-sided application form in Appendix Q. Construction cannot commence <br />until the City has approved the Public Improvement Permit. No application fee is required; <br />however, any outstanding invoices for City engineering services must be paid before the <br />permit is issued.
