Location and Context <br />Location: <br />The subject site is located approximately one-half mile north of Beltline Road on the southeast <br />comer of the intersection of River Road and Hunsaker Lane (see Vicinity Map, Exhibit B) <br /> <br />Lots Affected by the Proposed Amendment: <br />The subject site is specific to properties identified on Assessor's Map 17-04-11-41 as Tax Lots <br />9100, 9200 and 9300 and Assessor's Map 17-04-11-44 as Tax Lots 200, 300, 400 and 1900. <br />These lots are entirely within the Eugene City Limits. Adjacent lots 501 and 601 are also owned <br />by the applicant and are designated Commercial on the Metro Plan and the River Road/Santa <br />Clara Urban Facilities Plan and are zoned C-2, Community Commercial. <br /> <br />Legal Description of Lots within Subject Site: <br />Descriptions of the properties subject to this request are included as Exhibit A. <br /> <br />Planning and Zoning: <br />The current zoning for the subject site is a mixture of PL, Public Land, C-1, Neighborhood <br />Commercial, and R-I, Low Density Residential. Annexation oflots 200, 300, 400, 9100, 9200 <br />and 9300 occurred in 2004 (City of Eugene file A-04-(03), concurrent with a rezone for the <br />affected lots. Lot 1900 was annexed to the City in 1983 (City of Eugene file AZ-83-006) and <br />received its current zoning in 1989 (City of Eugene file Z-88-32). Current and proposed zoning <br />for the subject site are attached as Exhibits C.l and C.2. <br /> <br />Tax Lots 501 and 601 of Assessor's Map 17-04-11-44 are also ovmed by the applicant and will <br />be part of the applicant's proposed mixed-use center. However, because they currently have the <br />necessary plan designations and zoning they are not involved with this application. Lots 501 and <br />601, were annexed in 1987 (City of Eugene file A-87-0(1) and are zoned C-2, Community <br />Commercial, established in 1987 (City of Eugene file Z-04-008). <br /> <br />Plan Designation: <br /> <br />lvfetro Plan <br />The Metro Plan Diagram applies Low. Density Residential and Commercial designations to the <br />subject site. Current and Proposed Metro Plan Diagranls for the subject site are attached as <br />Exhibits 0.1 and D.2. <br /> <br />Refinement Plan <br />The River Road/Santa Clara Urban Facilities Plan designates the subject property as Public Land <br />and Commercial.
