<br />B. Site Description and Existing Conditions <br /> <br />Subiect Site: <br />Portions of the subject site have previously been used as the Santa Clara Elementary School (Tax <br />Lot 9100, 9200, 9300 of Assessor's Map 17-04-11-41 and Tax Lots 200, 300 and 400 of <br />Assessor's Map 17-04-11-44). Currently the school site is vacant and Tax Lot 1900 has one <br />residential dwelling. The City Limit abuts the subject site to the east. Adjacent to the subject site <br />and at the northwest corner of the River Road and Green Lane intersection are two Tax Lots that <br />have not been annexed to the City (Tax Lots 800 and 900). Tax Lot 800 is owned by tbe <br />applicant but is not part of this application. Tax Lots 501 and 601 are currently designated <br />commercial and are a part of the development site but not included in this application. Because <br />they are already zoned C-2, Community Commercial it is not necessary to include them in a base <br />zone change, however, the concurrent Zone Change application includes them in order to apply <br />the PlalUled Unit Development and Site Review Overlays. <br /> <br />The site is located outside of both the 100-year flood and SOO-year flood areas. <br /> <br />Additional details on adjacent uses are as follows: <br /> <br />Northeast <br />The property to the northeast of the subject site is located outside of the City Limits but within <br />the Urban Growth Boundary (UGB). It is designated Low Density Residential on the Metro Plan <br />Diagram and is predominately developed with suburban residential dwellings. <br /> <br />Southeast <br />The property to the southeast of the subject site is located inside of the City Limits. It is <br />designated Medium Density Residential on the Metro Plan Diagran1 and is developed \",ith a <br />mixture of older suburban residential dwellings and more recent multi-family housing types. <br /> <br />South and SouthvFcst <br />The property to the south and southwest of the subject site is located predominately within the <br />City Limits. It is designated Commercial and zoned Community Commercial, Neighborbood <br />Commercial and Low Density Residential. It includes the commercial area knOV.'l1 as Santa Clara <br />Square. <br /> <br />West and Northwest <br />The property to the west of the subject site is designated Commercial on the Metro Plan Diagram <br />and zoned Neighborhood and Community Commercial.
