The portion of the subject site north of Green Lane was <br />formerly the site of the Santa Clara School. The siting standards of EC 9.2681 (2) require that a <br />property be rezoned when o\\'l1ership of Public Land is transferred from public or non-profit use <br />to private use. The applicant is proposing to change the LAming for the portion of the subject site <br />north of Green Lane fTom PL, Public Land and C-1, Neighborhood Commercial to C-2/PD/SR, <br />Community Commercial with Planned Unit Development and Site Review Overlays; and to <br />change the zoning for the portion of the subject site south of Green Lane from R -1, Low Density <br />Residential to R-2/PD/SR, Medium Density Residential with Planned Unit Development and <br />Site Review Overlays. In addition, the applicant intends to apply the Planned Unit Development <br />and Site Review Overlays to Tax Lots 501 and 60101' Assessor's Map 17-04-11-44. <br /> <br />This application is concurrent with application for Aietro Plan Amendment Type II, specifically <br />a change to the plan diagram. The proposed ldetro Plan amendment would change the subject <br />site's plan designation from Low Density Residential to Commercial for the area north of Green <br />Lane and from Commercial to Medium Density Residential for the area south of Green Lane. <br />This application is also concurrent with a refinement plan amendment to the River Road/Santa <br />Clara Urban Facilities Plan, the applicable adopted refinement plan. The proposed refinement <br />plan amendment would change the subject site's plan designation from Government and <br />Education to Commercial for the area north of Green Lane and from Commercial to Medium <br />Density Residential for the area south of Green Lane. The refinement plan amendment also <br />includes text changes to the recommendations ofthe River Road/Division subarea (p. 2-32). <br /> <br />Approval will facilitate a residential/commercial development to serve the needs of the Eugene <br />community. <br />
