<br />INTRODUCTION
<br />
<br />Branch Engineering Inc. has been retained by Santa Clara Properties to evaluate potential traffic impacts
<br />
<br />associated 'vvith the proposed zone change and plan amendment applications in north Eugene. . This
<br />repOli sttives to meet or exceed the :t:equirements as presented in the City of Eugene's approved scoping
<br />checklist dated January, 172007, the Lane County Scope received on April 16, 2007: and the ODOT
<br />confu111ation of scope received on June 22, 2007 (see Appendix A). Although this analysis is intended
<br />to address City of Eugene Code Section 9.8675, and City Administrative Order 58-02-02, a development
<br />specific trafilc impact analysis could be justified, if the development assumptions change signiticantly in
<br />future land use applications.

<br />Included in this analysis is a summary of existing and proposed transportation infrastructure,
<br />dOCl1l11ented existing traffic volumes, projected future traftic volumes, and intersection perf()lTIlunce !
<br />capacity projections at relevant intersections \\lith and \vithout the pi'oposed de,;elopment.
<br />
<br />Figure 1 depicts the location and extent of the proposed redevelopment area.
