<br />PROPOSED DEVELOPMENT
<br />
<br />The proposed 9 acre redevelopment site is planned to be constructed in multiple phases comprising of a
<br />mix of commercial and residential uses. The detailed site planning \vould be expected to taI,':e place after
<br />the applications for zone change and plan amendment have been processed; hovvever there has been
<br />ongoing site planning occun-ing.

<br />The limits of redevelopment include Assessor's Map 17-04-11-44, Tax Lots 200, 300, 400, 501, 601,
<br />and 1900, and Assessor's Map 17-04-11-41, Tax Lots 9100,9200 and 9300.

<br />Site Characteristics
<br />The propeliies are generally flat and have been historically developed \vith an automobile lubrication
<br />service, a single family dwelling, an elementary school and the associated improvements. The school
<br />has been tor the most pari demolished, and there are remnants of activity structures and sprnis facibties.
<br />The lube service facility and the single family dwelling are cUlTently occupied, but are expected to be
<br />demolished prior to redevelopment. The actual construction has not been scheduled, but full occupancy
<br />could be reasonably expected \\lithin fIve years. Redevelopment is dependant on the proposed changes
<br />in zoning and plan designations. The fonowing tables summarize the existing and proposed
<br />designations for the propeliy's zoning:
