'./'.V'"v."V,,'.- ..........b.'U'"'' " '...,.:",:, :'.' .~-..":,.,,'^....^.^.~.V.'_.,,.......'...........'.......V.............A...- <br /> <br />Site Access <br />There are five existing private driveways serving the numerous properties, two on River Road, t\:vo on <br />Green Lane, and one on Hunsaker Drive. <br /> <br />Based on City standards, and existing improvements in place, it is likely there wiII be one major access <br />point on the east side of River Road at approximately mid block, t'\\'o evenly spaced access points on the <br />south side of Hunsaker Lane, and two aI:cesses (opposite each other) on the n01ih and south sides of <br />Green Lane. A north/south private shopping street through the site between Hunsaker Road and Green <br />Lane is cunently assumed. As required in the scope, the River Road access was assumed to be restricted <br />to right-in/right-out movements. For analysis purposes, the site access to Hunsaker Lane was evaluated <br />as one single full movement approach. Justification for additional accesses \vithin the influence area of <br />the River Road tmffic signal should be verified during the site preview process. <br /> <br />The "shopping street" with plivate intemal parking lot cOlli1ectiol1s \\'ill be designed and constructed in <br />the future to serve the development. The location and character of these streets and accesses should be <br />detennined in the site review or similar land use application process. <br /> <br />Intersection Sight Distance <br />All proposed site access locations are within urban areas on streets with re1ativeI:y low speeds.
