I am on vacation on the east coast and am therefore, <br />unable to testify at the public hearing before the planning commission tomorrow. However, <br />I would like to submit testimony, and assume that by sending this e-mail my comments ,,,ill <br />be included in the record. <br /> <br />I have been a broker in Eugene for 30 years, and have worked in commercial real estate <br />exclusively for the past 20+ years. Having been the listing broker for the Santa Clara <br />School site, I am well aware of the interest in a site that size, and almost painfully <br />aware of the high demand, and low supply, of well located, larger sized parcels anywhere <br />in the community, but specifically in the Santa Clara area. <br /> <br />Because I don't have my files with me, I cannot say the exact number of calls that I had <br />from Santa Clara residents, but my recollection is that I had approximately 40-50 calls <br />from nearby residents who expressed a strong desire to see good quality retail development <br />on that site. It was the single largest number of calls I have ever received on a <br />commercial property from pE~ople who were curious about I-Jhat might be developed there, and <br />who were definitely hoping to see a retail center that would cater to their neighborhood <br />commercial needs for things such as groceries, pharmaceuticals, coffee shops, dry <br />cleaners, etc. There ,vas also a strong desire to see the old school commemorated in some <br />way, and I know that the current aI-mer is syrnpathetic to that concept and has plans to <br />acknoltJledge that in some way. <br /> <br />In addition to neighborhood residents, I had unprecedented interest from potential <br />commercial developers, both local and out of area. The primary reasons were related to <br />the excellent location, the demographic studies they conducted showing the need for <br />quality retail development in the area, and the size of the parcel. Without exception, <br />those developers felt that the viability of a project on that site rested in <br />conunen::ia I /retail development. <br /> <br />I will be back in Eugene very late tomorrow night, and available for any questions you <br />might have anytime after that.
