However, I firmly believe that one aspect of this plan <br />was admirable anddeserves, with appropriate modifications, to beused as a model inother partsof <br />the city. <br />I amreferring to that aspect of the SAZ plan that promotes densification by erecting multi-storied <br />mixed- used structureson either side of the South Willamette corridor.It’s about time that Eugene <br />think of densifyingcommercialareas inthisandotherways.This willhelpto contain our unending <br />commercial sprawl. And in the process, it should also relieve residents from having to carry all the <br />burdens of achievingdensity on theirshoulders. <br />Thus, I urge the Councilto adopt the Clark and Brown initiative to trim the SW-SAZ to what were once <br />th th <br />itsoriginal boundaries, namelyfrom24to 29Avenues, and to concentrate development of new <br />multi- purpose buildings on either side of this five-blockarea of South Willamette. Adoptionofsuch a <br />scheme should include a refinement plan, that—a among other things—will ensure preservation of <br />the natural beauty offered to this part of the city by the presence of SpencerButte andthe <br />surrounding hills. <br /> <br />
