<br />Approximately $206,051 of the total assessable cost represents the share for vacant properties <br />and has been included in the computation of assessment unit costs. Vacant lots will not be <br />assessed until the lots are developed. <br /> <br />The project includes several street repair components: trench patch of various types, street repair <br />beyond the trench, and street reconstruction. On May 16, 1990, Lane County Commissioners <br />agreed to pay the cost of that work. Since these costs will be borne by Lane County they will not <br />be assessed. They have been deducted from the total estimate of costs and the total assessable <br />costs. If Lane County chooses to no longer participate in these costs, the costs will be included in <br />the final assessment. Road repair items will be included in the assessment if not funded by Lane <br />County. Based on low-bid costs, the road repair cost would be an additional $0.08 per square <br />foot of assessable area. <br /> <br />There are two streets, Ross Lane and Lone Oaks Drive that are in City of Eugene's jurisdiction. <br />These streets are not part of Lane County's road repair commitment. This estimate anticipates an <br />increase in July 1996. <br /> <br />When property owners in the 1996 construction basins requested estimates, the City suggested <br />the property owners contact the City in early May, after bids were received. When given, pre-bid <br />estimates were based on a conservative assumption that 1996 prices would be higher than 1995 <br />prices. For a median-size lot of 9200 square feet the pre-bid estimate (including SDCs) was <br />$5,468.
