The City
generally allows, the developer to choose which cross section they deem appropriate, unless specific
circumstances dictate otherwise. Table I illustrates the roadway cross section options„
Table 1: Lowe Volume Residential Street ROW Requirements
Right of Way Width Roadway cross Section Sidewalks* i Planter Strip*
45' 20,
I no parking on either side 6e -6'y
................. . .... ..... .
45'
7' parking on one side
14 foot travel way 6
2 8 "
55, 7' -Parking on both sides j, 6' 7'-6"
14' travel way
0•w 3-1
10
The other major consideration is topography and vegetation constraints. This site sits upon sloped
terrain. The southern end of the site can provide access at a relatively consistent grade to Summit
Terrace Drive.
There is an existing roadway
to the south, Eagle View
Drive, however, this roadway
sits 141-15 feet higher than
the site property line,
creating the requirement for
significant fill.
art 1 "Y"
1
35" '0
